BiC Spaces

The BiC Spaces module

Space and work environment management

BiC Spaces is the Building in Cloud module specifically geared towards space management that natively harnesses the power of BIM (Building Information Modeling).

BiC Spaces supports Facility managers in the efficient implementation of innovative spaces and strategies to improve the management of the environments in which we live and work on a daily basis.

The power of BIM to support space management processes

Having BIM models always in line, designed and optimised, right from the initial planning phase, makes it possible to automatically have all the information necessary for space management and the processes of valorisation and optimisation, thus reducing waste and satisfying user-users.

The BIM dimensions

The availability of suitably prepared BIM models linked to a building allows Building in Cloud to display the distribution of spaces in real time in either 2D or 3D views.

From the corresponding 2D or 3D views it is possible to select spaces and view the detailed information they contain or to initiate Operation & Maintenance processes.

Bringing together all relevant data about spaces, workplaces, floor areas, departments and people in a single BIM model is the winning strategy for professional space management and workplace innovation.

BiC Spaces allows you to constantly monitor utilisation, increase the efficient use of space and offer users easy access to meeting rooms and workplaces and the equipment they contain.

The BiC Spaces object

BiC Spaces manages different types of spaces depending on the tasks that need to be performed:

Room

The “room” is the basic object of BiC Spaces; it can be either created in BiC or automatically uploaded by connecting the BIM model to the building.

The components contained in the room can be linked to the room, as well as all the parameters necessary for its correct management: destination; occupancy; department; bookability; surface area; perimeter; volume; occupancy capacity and types of finishes, and any type of document can be attached to the room.

Areas

“Areas” are BiC Spaces objects with which you wish to represent objects that are not directly identifiable as “rooms”, such as: outdoor areas; functional surfaces; parking areas, etc. It is possible to link some parameters for the “Room” object to the areas.

Units

Units” are BiC Spaces objects with which you wish to group rooms belonging to the same unit. Typical is the case of the Real Estate Unit, to which it is possible to associate all the information necessary for its correct management.

The main additional features of BIC Spaces

BiC Spaces supports a wide range of processes related to space optimisation.

The use of BiC Spaces allows you to constantly monitor utilisation, increase efficient use of space and offer users easy access to room booking and equipment.

Data at the heart of space management

BiC Spaces enables Facility managers to gain a better understanding of space occupancy such as: space usage by department; by destination; and operational output for management information to identify achievable improvements and consider cost saving opportunities.

From a single interface it is possible to associate, even from the objects contained in the BIM model, scheduled and on-requesr maintenance tasks defining the time intervals and procedures to be adopted for each type of component to be maintained.

Space allocation and booking

BiC Spaces allocates space to departments and cost centres and analyses space utilisation and occupancy.

The integrated 2D viewer creates colourful spaces maps to visually identify space utilisation by department; occupancy; intended use; finish materials and most other information to enable accurate analysis of available space.

Always linked to BIM models

Any space management task  is always accessible and linked directly to the BIM model.

You can start, view and manage space optimisation processes directly from the BIM Viewer or the 2D viewer integrated in Building in Cloud.

The BIM button allows you to quickly “switch” between the 2D or 3D geometric space view and the “data” view via filterable lists or tabs.

.

2D/3D localisation of spaces

The BIM model and 2D view remain online and available at all times during space management activities, allowing for easy and convenient location of the space you wish to interact with.

The ability to “see” before operating allows you to better assess the difficulties of the required operations, limiting costs, errors and wasted time.

All processes are interconnected, use the same data and are integrated with other Building in Cloud solutions to maximise the benefits of a truly integrated space management system.

Themes

BiC Spaces has a powerful 2D viewr that can create coloured maps of spaces to allow real-time analysis of the main characteristics of the spaces being managed.

The visualisation of the themes with which spaces can be represented allows the Facility Manager to make informed decisions necessary for space optimisation and management.

Fully integrated into Building in Cloud

The additional features of BiC Spaces integrate and expand the potential of Building in Cloud making it the ideal tool for organisations that need to manage the spaces of a single building or an entire property.

BiC Spaces natively integrates with the other Building in Cloud modules making it the ideal and complete tool for the efficient management of the entire building lifecycle while maintaining the centrality and power of BIM.

“The information contained in BIM models, properly managed and integrated, plays a strategic role in innovating and digitising the processes of management, control and efficiency of space management and maintenance tasks”.
